What the numbers say
Three kinds of figures sit on the open web for an Ottawa water heater. The HomeStars Ottawa guide draws on 62 homeowner reports across all plumbing work and lists water heater installation at an average of $2,727, with reports from $300 to $10,000. A national HomeStars guide puts a standard storage tank at $1,100 to $3,000 and up, installed, and a tankless system at $3,000 to $6,500 and up. One Ottawa firm publishes a floor: basic installation from $1,350 plus tax if you bring the tank.
Each measures a different scope. A floor price covers the labour to swap a like-for-like tank. An average includes jobs where the plumber moved the unit, ran a new vent or replaced a gas line. For a plain swap in a basement corner, the national tank range is the closest match. Use the Ottawa average to judge whether a quote that includes extras sits in a normal band.
Tank, tankless or heat pump
HomeStars lists average cost by type: electric storage tank $600 to $800, gas tank $800 to $2,000, high-efficiency electric $1,500 to $2,000, natural gas tankless $1,500 to $5,000, hybrid heat pump $5,800 to $7,500. The same guide puts professional installation of a standard tank at $450 to $600, higher for tankless, as a separate cost. HomeStars gives tankless systems a 20-year life at most, against 8 to 12 for storage tanks, and the installation changes are covered on the tankless water heater page.
The add-ons that move the price
- Gas line work. Rerouting or enlarging a gas line runs $750 to $3,000 and up on the national guide.
- Electrical upgrade. A new circuit or panel work runs $500 to $2,500 and up.
- Permits and inspections. The guide budgets $150 to $500 where a permit applies. A like-for-like tank in Ottawa usually skips this line, since the City exempts that swap. A gas appliance still needs a person with the right certificate under O. Reg. 212/01.
- Removal and disposal. $75 to $300 for taking the old tank away.
- Venting. Some models need a changed vent to meet safety rules.
- Plumbing code items. An Ottawa plumber at the firm above says a mixing valve is a code requirement that some quotes leave out.
Ask for each of these as its own line in writing. A low headline price often leaves venting or valves for later.
Reading two quotes side by side
Put both quotes in a table with these columns: the unit by make, model, capacity and fuel; labour; removal of the old tank; valves; venting; any gas or electrical work; permit; HST; warranty on labour and on parts. Where a quote is silent, ask. A water heater job always clears Ontario’s $50 threshold for a written agreement, and the bill can top a written estimate by 10 percent at most without your signed change.
Replacing a ten-year-old tank before it leaks gives time to compare. The water heater page covers the Ontario rules for door-to-door offers, and water heater rentals in Ontario covers renting versus owning. For the full plumbing price picture, see plumber cost in Ottawa.
Who you are dealing with
We sell no tanks and hold no rental contracts. Your label photo and answers go to a single independent Ottawa plumbing company, which phones you, quotes the unit and the labour as it sees fit, and installs it if you agree.
Questions to ask the company
- Is the quote for the tank, labour and removal, or does it list each as a separate line?
- Does the price include a new mixing valve and shut-off valves?
- If the gas line, vent or electrical circuit needs work, what does each cost and do I approve it first?
- What are the labour and the parts warranty periods, written out?
- Is this tank mine to keep, or a rental with monthly charges?
Have this ready for the call
- A photo of the rating label: brand, model, capacity, fuel and age if shown
- A photo of the tank in its corner, the vent, and the gas or electrical supply
- The width of the stairs and doorways between the street and the tank
- Owned or rented tank, with the rental company's name if rented
- Any quotes you already hold, so the company can match the same scope
Questions people ask
Why do Ottawa installation reports range from $300 to $10,000?
HomeStars built the Ottawa figure from a small set of homeowner reports on very different jobs, and says costs there exclude extra material or labour. Read a quote against its own scope: what the plumber moved, vented and removed.
Is it cheaper to buy the tank myself?
Mr. Rooter Plumbing of Ottawa lists basic installation from $1,350 plus tax when the homeowner supplies the tank. Ask the company that calls whether it accepts a customer-supplied unit, and what changes in the warranty on the unit and on the labour.
When does repair beat replacement?
HomeStars says replacement may be the better investment when the heater is past its tenth year, breaks down often or lacks efficiency. A thermostat fault is a small repair. A leak from the tank body ends the tank. Send the label photo and the symptom, and ask for a repair price and a replacement price side by side.
How long does a tank last in Ottawa?
Storage tank life, in years: 8 to 12 in one HomeStars guide, 10 to 15 in another. One Ottawa firm puts city tanks at 12 to 15 and rural tanks lower, particularly without water treatment. The label date shows the age, which the technician reads first.
Does a heat pump water heater qualify for a rebate?
Ontario’s Home Renovation Savings program lists $500 back on qualified heat pump water heaters of certified models, within a bundle that starts with a home energy assessment and two or more upgrades. Confirm the current rules with Save on Energy before you buy, because programs change.
