Where the water shows up

A drip under a sink is the easy one. A brown ring spreading on a ceiling points to a pipe above it. A damp basement wall, a wet patch of lawn near the foundation or a meter that keeps turning with every tap closed all suggest a line you cannot see.

Write down where, since when and what changes it: hot or cold water, a patch that grows after a shower. That tells the company what to bring.

Stop the water first

Find the main valve before anything else: in most Ottawa houses it sits on the pipe coming through the basement wall or floor, beside the meter. Turn it off and open one tap to drain the line. A valve that will not move is a 3-1-1 call, and the City closes the water at the curb for a fee. The emergency page at Emergency plumber covers what to do while water is running, and Burst pipe covers the case where a pipe has split.

Switch off power to any room where water is near outlets or a ceiling light, since standing water around live wires can injure. Then leave the repair to a plumber. Soldered joints and line pressure turn a small mistake into a flood.

What the repair involves

The company starts by locating the leak. That can be a visual check, a pressure test or opening a section of drywall. Then comes the fix: a fitting replaced, a pipe section cut out and a new length joined in, a valve swapped. A failed run of old pipe becomes a replacement of that run.

Three things move the price: access (an open basement ceiling costs less than a finished wall), pipe material (older galvanized or lead lines are often replaced as a section) and hours. HomeStars lists plumbers across Canada at $60 to $270 an hour, with pros averaging $105 to $175, and notes that service calls of $140 to $475 usually include the first hour.

Leaks outside the house

The underground service pipe has two owners. In its Lead Pipe Replacement Program overview the City puts the line at the curb shut-off valve: the stretch from that valve to your house is the property owner’s, and the stretch from the valve to the watermain is the City’s to own and maintain. A leak on the City side is a 3-1-1 call. A leak on the private side is your repair, and the Ottawa homeowner reports for water main leakage on HomeStars run from $3,250 to $15,000. The guide gives no breakdown, so the company prices the job after it sees the line.

When the water comes from a drain

Water near a floor drain after rain or a washer cycle comes from the drain side: see Drain cleaning and Basement flooding. A tap or toilet that leaks at the base is covered on Faucet and toilet repair.

What a written quote should say

A leak job often grows once a wall is open, and Ontario’s consumer law caps that: above $50 the deal must be in writing, and a written estimate can be exceeded by 10% at most unless you ask for more work and sign the change. For a leak, the quote should name what gets opened, what gets replaced, whether wall repair is included, the hourly or flat basis and the total with tax. Ask how the price changes if a second problem turns up. General rates sit on Plumber cost in Ottawa.

Who you are dealing with

The person who opens the wall and fixes the pipe comes from an independent Ottawa plumbing company. Ottawa Plumbing Desk forwards your description of the leak to that one company; it calls you, sets the price and answers for the repair.

Questions to ask the company

  1. Does the price include finding the leak, or only repairing it once found?
  2. If the pipe is behind a wall or under the slab, who opens and closes the wall, and is that in the quote?
  3. Is the price flat for the job or hourly, and what is the cap if it runs long?
  4. Does the leak sit on my side of the shut-off valve, or does the City need to be called?
  5. What is written down if you find a second problem once the wall is open?

Have this ready for the call

  • Where the water shows up, the date you first saw it and whether it grows when a tap runs
  • Photos of the wet area, the pipe or fixture, and any water stains on the ceiling below
  • A cleared path to the water meter and the main valve beside it
  • The year the house was built and the pipe material if you know it: copper, plastic, galvanized or lead
  • Access: the way to the basement, the crawl space or the room under the leak

Questions people ask

How do I tell a pipe leak from a fixture leak?

Water that appears with no tap running, a meter that keeps moving, or a stain that spreads on a ceiling points to a supply or drain pipe. A drip under a sink or behind a toilet usually comes from a fixture connection. The plumber confirms which one during the visit.

My water bill doubled. Could that be a hidden leak?

Yes. A slow leak in a buried or wall pipe shows up on the bill before it shows up as a stain. Send the request with two recent bills and the date the use changed. Ottawa homeowners reported water main leaks from $3,250 to $15,000 on one price guide.

Does a leak repair need a permit?

The City’s list of permit-free projects names a like-for-like hot water tank swap and new cabinets with the fixtures kept in place. Pipe repair is absent from it, so ask the company or 3-1-1 before the work starts. The permits guide has the detail.

Who pays if the leak is on the pipe outside the house?

It depends which side of the curb valve it sits on. Between that valve and the watermain the pipe is the City’s, so call 3-1-1 before you hire anyone to dig. Between the valve and your foundation it is yours.
