One young suburb and one river village

Riverside South sits southwest of the airport and joined Ottawa with the 2001 amalgamation, after being part of the City of Gloucester. The first homes there were built in 1996. The 2021 census counted 19,802 people, and plans extend the community toward Manotick and Leitrim. The Strandherd-Armstrong Bridge to Barrhaven was completed in 2014, and O-Train Line 2 passenger service to Limebank Road began on 6 January 2025.

Manotick lies on the Rideau River immediately south of Barrhaven and Riverside South. Moss Kent Dickinson founded it in 1864. It joined Ottawa in 2001 and had 5,315 residents in 2021. A plumber asks both places the same thing: where does the water come from, and where does it go.

New builds and the backwater valve

Most Riverside South homes are recent, which means a valve is almost certainly already in: Ottawa has made one mandatory on the sanitary lateral of new singles, semis, row houses and townhomes. The City asks owners to maintain such devices on the manufacturer’s schedule or before heavy rain. In a new home, tell the company where the access cap is.

Honey Gables, three streets west of River Road built around 1950, is the older exception; ask the company what the house has. See the backwater valve page.

Manotick: village mains and private services

Manotick’s village plan, written into the City’s Official Plan, called the Village Core and Hillside Gardens priority areas for connection to central water and wastewater, after a study found significant problems with private systems in the core. Land west of Mud Creek was set to develop on estate lots with private services. The plan is dated, so check your water bill for your lot.

Tell the company which one you have. A house on a well has a pump and a pressure tank, and the visit changes.

Wells, septic and water quality

Manotick is absent from the City’s list of six communal well systems, so a Manotick house off the mains draws from its own well. The City tests well water and fluoride free of charge, and links a failing septic bed to E. coli or nitrate in the groundwater nearby.

Ottawa Public Health encourages private well owners to test every spring, summer and fall, even when water looks and tastes fine. After a flood it warns that the ground around the well may have eroded, giving surface water a path in. Ottawa homeowners reported $600 to $5,000 for a water filter and $3,000 to $6,000 for a water purification system; ask for equipment, installation and HST itemized.

The Rideau River and spring

The City explains that river flooding sometimes occurs in parts of Ottawa, publishes a 1-in-100 year flood plain map, and clears Rideau River ice each spring. For a lot near the water, Ottawa homeowners reported $3,000 to $20,000 for a sump pump installation, average $8,050. See the sump pump page and the spring thaw guide. Newer houses here often have gas water heaters in the utility room; the tankless page covers a swap.

Who you are dealing with

South of the Rideau bridges, the plumber who comes is from one independent company that covers Riverside South and Manotick. Ottawa Plumbing Desk sends it your street and water source; the company phones, looks at the well, the pit or the leak, and quotes.

Questions to ask the company

  1. Does a well and septic lot change what you bring and how long the visit runs?
  2. For a new build, can you tell me where the backwater valve and its access cap are?
  3. If the work touches my well pump or pressure tank, what do you test or check before you leave?
  4. Is my lot near the Rideau River, and what sump pump setup do you advise?
  5. Will the written price list equipment, labour and HST?

Have this ready for the call

  • Street and the nearest main road: River Road, Limebank Road, Earl Armstrong Road, Bridge Street, Manotick Main Street or Rideau Valley Drive
  • Water source and wastewater: City mains, or a private well and a septic system
  • The possession date if the house is new, or the build year if it is older
  • Photos of the equipment label, the pressure tank, the pit or the leak

Questions people ask

Is Manotick on City water and sewer?

It depends on the address. The City’s Manotick village plan named the Village Core and Hillside Gardens as priority areas for central water and wastewater, and planned land west of Mud Creek on private services. Rural lots outside the village often run a well and septic. Check your bill or tell the company.

How do I know if my house is in the Rideau flood plain?

The City publishes an interactive map of Ottawa’s 1-in-100 year flood plain, and says river flooding sometimes occurs in some parts of the city. It also clears ice from the Rideau River each spring to limit serious flooding. Check your address on the map before you choose sump pump or valve work.

My well was under water this spring. Is it still safe?

Ottawa Public Health warns that flooding can erode the ground around a well and open a path for surface water and contaminants. It encourages private well owners to test every spring, summer and fall. Follow the Health Unit’s flood guidance on water use and tell the company about the event.

What is Honey Gables, and does it differ from the rest of Riverside South?

Honey Gables is an older community of three streets on the west side of River Road, first built around 1950. Most of Riverside South was built after 1996. Mention which one you are in, because pipes, fixtures and valves in a house from 1950 can differ from those in a recent build.

Can a plumber test my well water?

The City offers free well water testing, with sample bottles and drop-off sites, and free fluoride testing by calling 613-580-6744 ext. 23806. A plumbing company works on pumps, tanks and treatment equipment. Ask the company what it checks on the visit and use the City or Health Unit for sampling.
