What to ask before you book
- Q1Do you work south of the Jock River and in the new phases off Cambrian Road?
- Q2My house is under two years old: should this go through the Tarion warranty first?
- Q3My sump pump runs often after rain: what would you check first, and what does the visit cost?
- Q4Does my job qualify for a City rebate, given the year my house was built?
- Q5Will I get the price and the parts list in writing before the work?
Before the visit
- Street and nearest main road: Strandherd Drive, Greenbank Road, Woodroffe Avenue, Jockvale Road, Fallowfield Road or Cambrian Road
- Year the house was built or your possession date
- A photo of the sump pit and the pump label, if the job involves them
- If the basement is finished, where the access panels are for the shut-off and clean-out
- Who will be home, and the times that work
A suburb that is still being built
Modern Barrhaven started in the 1960s as one of the new suburbs outside Ottawa’s Greenbelt. The region approved its expansion in 1977, and after a provincial decision in 1979 the growth took off. Its schools, parks and playgrounds were mainly built since 2000. Half Moon Bay and Quinn’s Pointe, south of the Jock River along Cambrian Road, are still under construction. By 2021, Barrhaven had 103,234 people.
For a plumber, a recent house means recent pipes and fittings, and possibly a builder warranty still in force. Put the build year or possession date in the work order, and say if the basement is finished: access panels decide how much wall has to open.
The rebate dates and newer houses
The City of Ottawa’s Residential Protective Plumbing program sets build dates for backwater valve rebates: before January 1, 2004 for a storm valve, before January 1, 2012 for a sanitary valve. Old Barrhaven and the earlier subdivisions fall before them. Houses going up now in phases such as Half Moon Bay come after both. Rebates for a sump pump with battery or generator backup list no build date; check the current terms with 3-1-1 before the work. Every rebate needs a building permit first. The sump pump page has the amounts.
Between the Rideau and the Jock
Barrhaven is bounded on the east by the Rideau River, and the Jock River crosses its south end. The City lists river flooding as a cause of basement water separate from sewer backup, and clears ice from the Rideau River each spring to prevent serious flooding. If water came in during a spring melt or a storm, tell the plumber how: through the floor drain, the sump pit, the walls or a window well. That tells the plumber where to start.
Reaching you
Barrhaven is about 17 km southwest of downtown, with Highway 416 on its west side and CN rail tracks crossing it diagonally. Give the main road closest to you and your postal code. In a townhouse, add the unit number and where a service van can park.
Who you are dealing with
Ottawa Plumbing Desk passes your Barrhaven work order to one independent plumbing company that works in the south end. That company calls you, prices the job and does the work.
Questions
01My Half Moon Bay house is new. Can I get a City rebate for a backwater valve?
The City pays the storm valve rebate for homes built before January 1, 2004 and the sanitary valve rebate for homes built before January 1, 2012. A house built after those dates falls outside both. The sump pump rebates list no build date, so ask 3-1-1 how they apply to your house.
02Is my street in a flood plain?
The City of Ottawa publishes an interactive map of the 1-in-100 year flood plain. Barrhaven is bounded by the Rideau River on the east, and the Jock River runs through its south end. Check your address before planning flood work, and tell the plumber the result.
03Do you cover Riverside South and Manotick too?
Riverside South lies across the Rideau River from Barrhaven, and Manotick sits directly south. Put your postal code in the work order; the company that receives it confirms on the call that your address is inside its area.
04Why ask for the year my house was built?
It decides which City rebates can apply, and it tells the plumber what pipe, valves and fittings to expect. For a recent house, the possession date also tells you if Tarion’s two-year warranty on plumbing still runs.
