What to ask before you book

  1. Q1Do you cover my part of Kanata, north or south of the 417?
  2. Q2For a house from the 1960s or 1970s, which parts can you bring on the first visit?
  3. Q3In a stacked townhouse, will you need the building's water shut off, and who arranges it?
  4. Q4For a gas water heater: what is the TSSA certificate number of the person coming?
  5. Q5Will the price, parts and HST be in writing before you start?

Before the visit

  • Street and nearest main road: March Road, Terry Fox Drive, Campeau Drive, Hazeldean Road, Eagleson Road or Kanata Avenue
  • Type of home: detached, freehold townhouse, stacked townhouse or condo apartment
  • Possession date, if the house is under two years old
  • Where your unit's shut-off valve is, and the property manager's number for a condo
  • Photos of the problem and of any equipment label

Two Kanatas: 1964 and now

Developer Bill Teron began modern Kanata in the 1960s as a planned community with a mix of housing densities. Tiffany Crescent, in Beaverbrook, was the first street, built in 1964. Glen Cairn, Katimavik, Hazeldean, Bridlewood and Kanata Lakes followed, and new streets are still going up north of Terry Fox Drive, around Morgan’s Grant and Briarbrook. Kanata became a city in 1978 and joined Ottawa in 2001.

A plumber reads those dates differently. In a Beaverbrook house, the valves, fixtures and water heater may have been replaced once or more since it was built. A house north of Terry Fox may still be under the builder’s warranty. Put the build year, or the possession date for a new home, in the work order.

Townhouses and stacked units

North of the 417, the Kanata Town Centre area has a large mix of higher-density homes. In a stacked townhouse or condo, the main valve may serve more than one unit, and the corporation may have rules for contractors, parking and water shut-downs.

Tell the company the type of home and who controls the main. If the building’s water has to go off, the property manager may need notice.

New homes and the Tarion window

Tarion’s two-year warranty covers defects in work or materials in the plumbing, heating and electrical delivery and distribution systems, and water getting in through the basement or foundation walls. It starts on the date of possession and stays with the house if it is sold. For a leak in a home inside that window, use Tarion’s claim process first and keep a copy of what you send.

Getting a plumber out to Kanata

Kanata is about 22 km west of downtown along the 417, with the Greenbelt between it and Nepean. Write the main road nearest you and your postal code. The company plans the drive around it, and you avoid a second call to give directions.

Who you are dealing with

Ottawa Plumbing Desk sends your Kanata work order to one independent plumbing company that works the west end. That company calls you, prices the job and does it.

Questions

01How far out do Kanata visits go?

We pass your work order to one company that works the west end. Kanata runs from the Greenbelt west past the Carp River, and north to about Old Carp Road. Write your postal code or nearest main road so the company knows at once if you are inside its area.

02My Kanata house was built last year. Should I call a plumber or the builder?

Tarion’s two-year warranty covers defects in work or materials in a new home’s plumbing distribution system, counted from the date of possession. If you are inside that window, report the defect through Tarion’s claim process before you pay a plumber to fix it.

03I live in a stacked townhouse. Where is my shut-off?

The City says the building shut-off is usually where the water service enters, normally in the basement. In stacked units the main valve may serve several homes, so ask your property manager where yours is before you need it, and put that in the work order.

04Do older Beaverbrook and Glen Cairn houses cost more to work on?

The price depends on the job and on access. Mention the build year and any original pipes, valves or fixtures you know about, so the company can bring the right parts on the first visit.
